2. Meet with Your Brown-Wright Realty Agent
During your initial consultation, we’ll learn your goals, walk you through the NC home buying process, and create a personalized plan that fits your timeline and budget. Your priorities. Our expertise.
3. Begin the Home Search
We'll set you up with real-time alerts based on your must-haves: Location, price, schools, features, and more. From virtual tours to private showings — we make it easy. Searching in Raleigh, Durham, Chapel Hill, Greensboro, or beyond? We've got you covered!
4. Make an Offer
When you find “the one,” we’ll help you prepare and submit a competitive offer that includes key NC-specific elements like:
-Purchase price -Due diligence fee (non-refundable, paid directly to seller) -Earnest money deposit (refundable, held in escrow) -Closing timeline & contingencies
In North Carolina, both due diligence and earnest money are "typically" required, but not always. We'll explain the differences and suggest the best case scenario for your needs.
5. Offer Accepted – You’re Under Contract!
Once your offer is accepted, you’ll enter the due diligence period, where you can inspect the property and finalize your financing. This period is your window to evaluate the home, in full, before purchasing. Brown-Wright Realty will manage every detail, deadline, and document on your behalf.
6. Schedule a Home Inspection
We’ll help you hire a licensed NC home inspector to assess the home’s condition — from roof to foundation. Based on findings, we may negotiate repairs or seller's credits for repairs on your behalf.
7. Home Appraisal & Final Loan Approval
Your lender will order a professional appraisal to ensure the home’s value matches the loan amount. You’ll also submit and finalize required documents to receive the Clear to Close from your lender.
Brown-Wright Realty will stay in constant contact with your lender and attorney to make the process as smooth as possible.
8. Final Walk-through
Just before closing, we’ll do a final walk through of the home to confirm that everything is in agreed-upon condition and all repairs are complete.
9. Closing Day
You’ll meet with the closing attorney (required in NC) to sign final documents and transfer funds. Once recorded with the county, you will receive the keys to your new home! *Don’t forget to bring your ID and certified funds to close*
